Thank you for all the feedback we have received in response to our proposals. We are now collating and reviewing all feedback received and will be finalising our plans in preparation for a planning application submission in the coming months.\n\t<\/h3>\n\t<p>Our proposals present a unique opportunity to provide eight much-needed specialist homes for people with learning disabilities within a high-quality sustainable scheme, which will help to meet the needs of our residents now and for generations to come. Our proposals will also deliver high-quality new landscaping, enhanced play space, and improvements for wheelchair\/ pushchair access.<\/p>\n<p>We held our first stage of consultation in November 2022, to share our initial ideas to develop land at Bessborough Road.<\/p>\n<p>The information shared during both stages of consultation are available in the <strong><a href=\"#downloads-section\">downloads<\/a><\/strong> section of this website. It is triangular in nature and wraps around the end of the four-storey block of flats on Highcross Way. It is bounded by Bessborough Road to the East, Highcross Way to the south and two-storey Houses to the north, which front on to Horndean Close.\n\t<\/h3>\n\t<p>The area that we are looking to develop is shown outlined in red on the plan below.<\/p>\n\t\t\t\t<a href=\"https:\/\/bessboroughroad-farnboroughhouse.co.uk\/wp-content\/uploads\/2023\/05\/BessboroughRoadSiteLocationPlan_2.gif\" target=\"_blank\" rel=\"noopener\" itemprop=\"url\">\n\t\t\t\t<img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/bessboroughroad-farnboroughhouse.co.uk\/wp-content\/uploads\/2023\/05\/BessboroughRoadSiteLocationPlan_2.gif\" alt=\"Bessborough Road Site Location Plan\" itemprop=\"image\" height=\"1920\" width=\"1527\" title=\"BessboroughRoadSiteLocationPlan_2\" onerror=\"this.style.display='none'\"  \/>\n\t\t\t\t<\/a>\n\t\tBessborough Road Site Location Plan\n\t<p>The space is currently occupied by Alton Playground, 14 single storey garages arranged in two rows, seven informal parking spaces, associated hard standing and a grassed area. There is existing vehicular access via Bessborough Road and a pedestrian only route via Highcross Way.<\/p>\n<p>The site is at a higher level than the homes to the south on Highcross Way (approximately one- storey above) and an existing wall on the southern boundary provides a very poor outlook from the existing homes.<\/p>\n<p>The site is well connected by buses. The nearest bus stop is on Bessborough Road which is one-minute walk away. We are in the early design stages of preparing our plans to develop the site. \n\t<\/h3>\n\t<p>Our initial ideas look to demolish the existing garage blocks and develop the space to provide a new high-quality sustainable scheme. We are currently considering ideas to develop the space to provide much-needed new council rent, specialist homes for people with learning disabilities.<\/p>\n<p>We are also considering ideas to improve landscaping, play space and shared amenities for residents of the estate. Your local knowledge, thoughts and suggestions are important to help finalise our plans and ensure the very best scheme is brought forward. \n\t<\/h3>\n<p>We are now collating and reviewing all feedback received and will be finalising our plans in preparation for a planning application submission in the coming months.<\/p>\n<h2>\n\t\tFAQs\n\t<\/h2>\n<h3>\n\t\tThis section provides answers to some key questions for the project.\n\t<\/h3>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-0\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-0\">Where will I park my car if the garages and parking spaces are built on??<\/a>\n\t\t\t\t\t<p>The proposals for land at Bessborough Road will provide 13 new\/relocated car parking spaces, including three accessible spaces and two electric vehicle charging spaces.<\/p>\n<p>The car parking spaces provided in the southern off-street car parking court will be available for existing residents.<\/p>\n<p>Where possible we have also looked to provide alternative garages on the estate to residents who currently rent garages on the site.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-1\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-1\">I have a disability and need to be located close to my car, where am I going to have to park if the existing parking area is going to be built on?<\/a>\n\t\t\t\t\t<p>While we are not planning to replace any of the existing garages, the proposals for land at Bessborough Road will provide 13 car parking spaces including three accessible spaces.<\/p>\n<p>In addition to the new parking spaces, the proposals include high-quality new landscaping and improvements for wheelchair\/ pushchair access on Highcross Way and Bessborough Road.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-2\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-2\">What will happen to the new bin stores that are currently located on the southern car park?<\/a>\n\t\t\t\t\t<p>We are aware of the new bin enclosure that is proposed to be located in the southern car park, of land at Bessborough Road, for residents living in Highcross Way. We will be incorporating and proposing a location for the new bin store within our design and plans for the site.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-3\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-3\">Will the development include secure bicycle storage?<\/a>\n\t\t\t\t\t<p>Secure cycle storage will be provided within the proposed new building for future occupants and we are exploring opportunities to provide some bicycle storage in the landscape.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-4\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-4\">I would like to know what the council will be proposing for the people who rent the garages. Will we be offered an alternative nearby?<\/a>\n\t\t\t\t\t<p>We are keen to provide alternative garages where possible to residents who currently rent garages on land at Bessborough Road. We have been working closely with our non-residential team at Wandsworth Council to understand the estate wide garage occupation and rentals.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-5\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-5\">We will have a block of flats directly in front of our kitchen window, where is the privacy?<\/a>\n\t\t\t\t\t<p>The proposed new building is approximately 12-13m away from the nearest building on Highcross Way. The building has been sensitively designed with consideration of the surrounding area and as a result there will be no windows directly overlooking the existing building on Highcross Way.<\/p>\n<p>The proposed primary windows of the new homes will be facing towards Bessborough Road and the proposed communal garden. The windows on the wall facing the existing building on Highcross way will either be obscured by louvres or angled to face Bessborough Road.<\/p>\n<p>At the ground floor level, new proposed planting and landscaping improvements will also provide a level of screening between the existing and proposed buildings.<\/p>\n\t\t\t\t\t<a href=\"javascript:void(0);\" id=\"fl-accordion--label-6\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-6\">Who will the new homes be for, are they going to be council rent?<\/a>\n\t\t\t\t\t<p>Yes, all homes delivered as part of our proposals will be for council rent, which will help to meet the needs of our residents now and for generations to come.<\/p>\n<p>Wandsworth Council faces an ongoing housing crisis. The council has a waiting list of over 11,000 households, of which 2,403 are classified as homeless (March 2022 figures). The Homes for Wandsworth programme is one major intervention the council is implementing to help meet this challenge, by delivering 1,000 new homes for council rent.<\/p>\n<p>The programme will deliver well-designed, new homes to high environmental and sustainability standards, while also adding value to our housing estates through sensitive improvements to landscaping and community facilities.
